This inspection service consists of a street side observation of the property to determine occupancy and basic dwelling characteristics. No attempt to contact the occupant is made.
This inspection service consists of a physical attempt to try and verify the occupants contact information (also known as a Door Knock). If occupant is not home, attempts to verify occupancy with neighbors is made. Basic dwelling characteristics and conditions are also reported.
This inspection service consists of a street side observation of dwelling characteristics, condition, occupancy status, hazards & exposures, and negative and positive marketability factors noted within the neighborhood. This service is typically used as a supplement to AVMs and BPOs for condition and location adjusted models.
This inspection service consists of a detailed walk of the exterior and interior (if vacant & unsecured) to collect detailed dwelling characteristics, property conditions, occupancy status, hazards & exposures, and negative and positive marketability factors noted within the neighborhood. Also included are detailed condition assessments, repair estimates, and any property preservation services required. This service is typically used by asset managers, auction warehouses and others preparing to sell a property.

An AVM is a residential Valuation Report that can be obtained in a matter of seconds. It is a technology driven report. The product of an automated valuation technology analysis, public record data, and computer decision logic combined to provide a logical calculated estimate of a probable selling price of a residential property.
A BPO is a valuation produced by a licensed real estate professional. Comparison of the subject property’s dwelling characteristics and condition with similar properties that have been currently listed and recently sold are used to help determine an opinion of value.
A real estate appraisal is an opinion of value, usually market value, of a subject property produced by a licensed or certified appraiser. A real estate appraisal is more complex in nature than an AVM or BPO and is usually reported on a uniform report form. A real estate appraisal may take into account the quality of the property, values of surrounding properties, and market conditions in the area.
